Meet our Founder

Richard is a globally-minded expert who sits at the intersection of corporate real estate strategy and design strategy consulting. With over a decade of experience across North America, Latin America, Europe, and the Middle East, he helps companies transform their real estate portfolios into strategic assets.

Most recently, Richard served as a Director of Corporate Real Estate Strategy at EY-Parthenon, where he spearheaded complex, transformative projects for a diverse client base, including leaders in tech, consumer goods, media, and professional services.

His roots in architecture and design give him a unique advantage. Earlier in his career, while obtaining his Texas architectural licensing, Richard was a Strategist at Gensler, playing a pivotal role in major corporate campus planning and development. This experience instilled in him a deep understanding of how physical space impacts business performance.

Richard’s commitment to strategic rigor led him to transition into management consulting during the Covid-19 pandemic. This shift strengthened his financial acumen and broadened his perspective to encompass the full real estate lifecycle—from big-picture vision to operational excellence.

Richard holds a Master’s in Architecture and a Master of Business Administration (MBA) from Texas Tech University and is a Registered Architect in New York and Texas. As a formally trained public and persuasive speaker, he seamlessly integrates strong communication skills into his professional leadership.

Now based in Los Angeles, he balances his strategic consulting work with a personal passion for the outdoors, expressing his creativity through experimenting with new recipes, and feeding his soul through travel.

Why Now?

My career has been a journey through every major shift in how we work. I've personally led the
conversion from private offices and cube farms to dynamic open layouts, guided the migration
to shared desks and hoteling as key capacity solutions, and navigated the monumental
challenge of hypothesizing and deploying Return-to-Office (RTO) and Work-from-Home (WFH)
policies during the pandemic—a path that has led us to the current era of hybrid and digitally-
assisted work, driven by AI.

Today, organizations face a new reality: the expectation of increased productivity with a more
efficient workforce, fueled by the strategic use of AI. This is already having a long-term, profound
impact on corporate real estate assets—reshaping what functions take place within them and
how employees are truly utilizing space.

At Blend Studious, we see AI not just as a tool, but as a critical lever to influence your overall
Real Estate Strategy. We ensure that every real estate project is fully aligned with your broader
Workplace and business strategies. As a small, adaptable, and highly focused partner, we are
uniquely positioned to leverage AI tools with precise oversight, driving the development of
adaptable solutions, streamlining processes, and delivering measurable optimizations to your
operational efficiency.

Discerning where and how to apply these new tools for continuous improvement is the new
organizational model we are here to help you decipher.
